Michael has spent his entire career in a leadership capacity in the customer service industry including luxury retail, interior design and renovation and functional art. He knows the value of client service and is there for his clients along their real estate journey. As a home owner in both Toronto and Northumberland Hills, Michael’s experience spans both rural and urban markets.

Randall is the back office for the business. As Director of  Real Estate Operations, he is responsible for all the marketing and business development activities to ensure your experience with the team runs smoothly.  He will work closely with you to connect you to the right resources: mortgage brokers, home inspectors, photographers and other necessary folks that are all part of the process. Randall has been an executive in high tech and in the non-for-profit space and has expertise in human resources and project management. He loves real estate and is great to work with!

Thinking about buying in December?

Not a bad idea!  Although it may be that there is less on the market at this time and inventory is generally lower, if you do see the property of your dreams, the chances of fewer offers during the season is higher than most times.  People generally take a “real estate” break over the holidays but a smart buyer will take advantage of this time of year.  We are here to help you and would be happy to continue to work with you now or at any time.  A great gift to yourself would be a new home, without the hectic situation of high numbers of offers!  Give us a shout.

Is now a good time to buy a condo?

The answer, in our opinion in yes.  Here’s why…

Although the condo market dipped a little last year, the past few months have been buoyant and multiple offers are back to being common in the market.  We were working with a client recently to help her buy her first home.  After a few attempts to buy, she landed an amazing deal.  She was ready to pull the trigger on the right condo having made all the arrangements relating to financing and closing costs.  She understood what to look for in status certificates to ensure the condo corporation was in good standing with no risk.  She was a great client.  She was always asking about whether she got a good deal and if now was a good time given competition.

So, our response to her was her timing is perfect.  One just has to look at market research and what’s ahead for us post pandemic.  Based on employment projections, and recognizing the fact that Canada will be welcoming 300,000 newcomers per year over the next few years, people will be coming into Toronto looking for places to live.  Condos will be a good starting point for these new Canadians.

The “buy side” of real estate

Buying a home is a big deal, and in this market, the stakes are high.  The journey of buying a home combines emotions and business instincts.  We work with a lot of clients and always work really hard to support them to achieve their desired outcomes.  Our advice to buyers consists of the follow steadfast pointers:

  • Let us do the research on any property you might be interested In. We will review recent solds and look at the history of the property to help you decide what a fair offer looks like. 
  • make sure you are pre-approved for your mortgage. There’s bound to be some difference between what the bank says you can afford, and what you know you can afford. The reverse is also true where there is a difference between what you think you can afford versus what the bank may be willing to lend you, especially in cases of poor credit or unstable income. Having your finances in order givers you the confidence in knowing that your offer is a sound one that you can support. 
  • While curb appeal matters and the staged rooms add a nice touch, we make sure our clients don’t jump the gun based on aesthetics alone. It’s important to pay attention to the structural qualities of the home.  We will help you evaluate each home you visit and assist in ensuring that you are not dismissing good homes based on appearance alone.  With good bones, a little work can go a long way in making a home perfect!
  • Buying a home is a big decision, but it does not have to be difficult. When on a budget, look for homes whose full potential has yet to be realized. Don’t just focus on the residence—look at the surrounding area and research the prospects of your neighbourhood
